South Texas concrete picks up a lot of weight in a year — sap from live oaks, iron staining from sprinkler water, algae blooms after every spring storm, and rubber from tires baking in the sun. Most homeowners only notice the gradient: the driveway looks fine until you clean the strip behind a parked truck and realize the rest is three shades darker. A proper surface-cleaner pass restores the concrete to its actual color without the wand-stripe pattern you get from someone who only owns a tip and a hose.
03 — Our approach
How we work.
Driveways are pressure-washed, not soft-washed — concrete can take the pressure, and you need the mechanical action to lift embedded grime. We use a flat-disc surface cleaner that floats two jets parallel to the slab, which gives an even clean with no zebra striping. Stubborn oil drops get a degreaser pre-treatment and a second pass. Rust from sprinkler water gets a targeted oxalic-acid spot treatment when needed.
What to expect on the day.
Plan on 45 minutes to 2 hours for a typical residential driveway, longer for circular drives, sidewalks, and connected patios. You don't need to be home — but if you are, expect to hear a steady hum and a fine mist around the work area. We move vehicles, planters, and trash bins, then put them back. Cleanup is rinsing the wash runoff off your grass and street so nothing dries muddy.

Properly used, no. Damage happens when someone uses a zero-degree tip up close — that's how you get etching and frosting. We work with a surface cleaner at calibrated pressure that's strong enough to lift the grime and gentle enough to leave the aggregate intact. Concrete that's already crumbling at the surface is a separate issue we'll point out before we start.

Fresh oil comes up with a hot-water rinse and degreaser. Older stains that have soaked deep into the concrete usually lighten significantly but may not disappear entirely — concrete is porous and oil is patient. We tell you honestly what we can and can't lift before we charge for the work.

In San Antonio's climate, expect a noticeably-clean driveway for 12–18 months before algae starts to ghost back in, longer if the slab gets full sun. Most clients book annually in spring or after the worst summer storms.
