Commercial cleaning is judged by two people: the property manager paying the invoice, and the customer walking past the storefront. A bid that wins on price but leaves grease streaks at the dumpster pad or pollen film on the sidewalks doesn't get renewed. We bid commercial work to actually clean it, including the corners no one notices until they're dirty.

03 — Our approach

How we work.

Most commercial work happens off-hours — we have lighting for overnight jobs and the right scheduling flexibility for restaurants, retail, and offices. Parking lots and sidewalks get surface-cleaner passes, dumpster pads and grease zones get degreaser pre-treatment, and storefronts get the soft-wash treatment if there's painted or stuccoed signage that can't take pressure. For municipalities or HOAs with wastewater BMP requirements, we coordinate on capture and disposal.

What to expect on the day.

We do a site walk before we bid — a real estimate isn't possible from a satellite photo. Recurring service plans get a fixed monthly rate and a defined scope; one-time jobs get an itemized bid. Insurance certificate and proof of LLC available on request.

Can you work overnight or before opening?

Yes — most retail, restaurant, and storefront work happens off-hours so customers and staff are unaffected. We'll match your operating schedule.

How do you handle wastewater from a parking-lot or drive-thru wash?

For sites that require BMP compliance (most municipalities, most HOAs with stormwater rules), we use containment and capture appropriate to the contamination level. For a clean pollen-and-dust surface, conventional rinse to storm drains is typically acceptable. For grease-pad work, we capture and dispose properly. We confirm site-specific requirements before the job.

Do you carry insurance?

Yes — we're an insured LLC and can provide a certificate of insurance naming your property as additional insured when required for the contract.
