What's the difference between pressure washing and soft washing?
Pressure washing uses mechanical force — high-pressure water — to lift grime off durable surfaces like concrete and stone. Soft washing uses a diluted cleaning solution applied at low pressure (less than a garden hose) to kill algae and oxidation on fragile surfaces like siding, roofs, and painted wood. They're not competing methods — they're complementary, and a good cleaner uses both depending on the surface.

Because pressure damages surfaces it wasn't meant for. High-pressure water on asphalt shingles strips the granular coating that protects the shingle — voiding most manufacturer warranties. On stucco it forces water behind the coating. On painted wood it strips paint unevenly. The black streaks people associate with 'dirty' siding and roofs are actually algae growth — soft washing kills it at the root, which is why a soft-washed surface stays clean far longer than a pressure-washed one.

Not when it's done correctly. Concrete handles pressure fine — damage happens when someone uses a zero-degree tip too close, or skips the surface cleaner. We use a flat-disc surface cleaner at calibrated pressure, which gives an even result without etching or striping. Concrete that's already crumbling at the surface is a separate issue we'll point out before starting.

Yes. The Asphalt Roofing Manufacturers Association — the trade body that represents nearly every shingle manufacturer in the country — explicitly recommends soft washing with a sodium hypochlorite solution as the correct cleaning method. Pressure washing voids most shingle warranties. Soft washing is what your warranty actually permits.

No. The solutions we use are diluted to a strength that's safe for paint, vinyl, stucco, fiber cement, brick, and wood. Soft washing is by design gentler than a garden hose. The risk to siding is pressure, not chemistry — which is exactly why we soft-wash siding instead of pressure-washing it.

Are the cleaning solutions safe for plants and pets?
The solutions are biodegradable and break down on contact with water. We pre-soak landscaping before applying any cleaner, rinse during the work, and do a final flush after. Pets should stay inside during the work — not because of toxicity but because the noise of the equipment is stressful for most animals. Flag any especially delicate plants (ornamentals, vegetable gardens, koi ponds) when we arrive and we'll skip or extra-protect those zones.

Do I need to be home for the service?
Do I need to be home for the service?
Almost never. For driveway, patio, and exterior soft-wash work we use outdoor water and don't need access to the inside. We confirm gate codes, side-yard access, and any special instructions when we schedule. You'll get a text when we're on our way and another when we're done. If you'd rather be home, you're welcome to watch.

For most residential work, within a week is normal. Same-day or next-day is possible when we have route capacity. Spring (March–May) is our busiest stretch and books out 1–2 weeks ahead. Commercial bids start with a site walk, which we usually schedule within 2–3 business days of the initial call.

Driveways take 1–2 hours. House soft-washes take 2–4 hours depending on size and access. Roofs take 1–3 hours. Commercial jobs vary widely — we give you a duration estimate in the bid. We don't rush — but we also don't drag the job out to bill more.

Most residential jobs are priced on size and surface count (driveway square footage, house footprint and number of stories, patio square footage). We'll quote inside 24 hours for most residential jobs once we have the basics — address and what surfaces you want cleaned. For commercial work we do a site walk before bidding because no two properties are alike.

Why do estimates vary so much between companies?
Three reasons. First, method — a 'pressure wash' bid that doesn't include the cleaner pass and the chemistry will be cheaper but won't actually clean the same. Second, scope — make sure you're comparing the same surfaces in the same condition. Third, the lowball-then-upsell pattern, where a teaser price grows the day of service. Our bids are itemized, fixed, and what we charge.

Yes — bundling a driveway with a house soft-wash, or adding a patio to a roof clean, typically saves on the per-service rate because we're already on site. Ask when you call.

In San Antonio's climate: driveways annually (typically spring), house soft-wash every 18–24 months, roof soft-wash every 2–3 years. Properties with heavy tree cover and north-facing siding want the tighter end of those cycles; full-sun properties stretch longer.

Yes. For homeowners we have annual maintenance plans that put your driveway and exterior wash on the calendar automatically — you get priority scheduling and a small repeat-client rate. For commercial clients we set up monthly or quarterly contracts at a fixed rate.

Yes. Most retail, restaurant, and storefront work happens off-hours so customers and staff are unaffected. We have the lighting for overnight jobs and the scheduling flexibility to match your operating hours.

How do you handle wastewater on commercial jobs?
For sites with stormwater BMP requirements (most municipalities, most HOAs, most commercial properties), we use containment appropriate to the contamination level. For clean pollen-and-dust surfaces, conventional rinse is typically acceptable. For grease-pad and dumpster work we capture and dispose properly. We confirm site-specific requirements before the job starts.
